AVLP107 The Kinnakeeter 107

We had everything we needed and a great time! Maintenance was needed quite a few times (ie), pool bar was not usable; basketball hoop..net and rim need to be replaced; ice machine needs to be replaced; pool cues were broken; some electrical issues in main kitchen; pool filter had to be repaired; Bathhouse had no lighting; basement bathroom only had hot water; master bathroom..top floor, tub wand did not have strong pressure. Just wanted to let you know for the next guests. Some of these items we called and had taken care of. We WILL be back! Thank you!

We all loved just how close we were to the ocean, going to sleep and waking up to the waves was excellent. The house was spacious (we had 7 adults, no kids) and the elevator was really useful for our groceries and luggage but also our physically disabled friend was able to get up and down without issue. The living spaces were bright and airy and the views were priceless. We would stay in this same property again.

Something for the whole family: Primary waterfront suites for the parents and grands, huge gathering space upstairs for meals, games, enjoying the ocean view, and entire bottom floor plus pool is great for teen and kid activities.

Plenty of room for 13 people. The house was comfortable and clean. Loved the location. Couldn’t get any of televisions to work but on vacation and didn’t really need them. We would definitely book this house again.

Best house yet for a 3 family Thanksgiving, the view was amazing! We could drive trucks on to the beach from the nearby ramp. The theater seats are super comfortable. The elevator very helpful for move in and groceries. Well stocked kitchen, even a crockpot. Oven broke at night 2 days before Thanksgiving, Wednesday am Vacasa was right on it. Still has a pigeon problem, just use top deck and problem is solved!

Loved the layout, privacy areas, large groups areas, great sound & heat insulation from outside, wonderful views. Local Vacasa team VERY RESPONSIVE when large TV not working and other TVs neeeded minor adjustments. Elevator & parking are all great too. Movie room, pool table, pool, hot tub. Our family group of 14 had a great time and it is right on the beach. Saw dolphins too.

The pictures on the listing tell the story. Easy on and off the beach and in to the pool. Theater experience was awesome. One of the best amenities that is not listed is the ice machine in the basement. We used a TON of ice and we were never out. Elevator was essential for getting the food to the third floor as well as my aging parents. You will not be disappointed in this home!!

This was our 6th year renting in the Outer Banks and first time in Avon. This house was by far the nicest one we've been in. Other than the elevator not working (it was possessed!), everything was perfect and every person in our party begged to comeback again next year. Vacasa was excellent in communication about the elevator issue and the sent repair people out multiple times. Alex from Vacasa and Danny from the elevator company came right out and tried multiple times. It was the circuit board on the elevator. The furniture is as comfortable as it looks, and the decorating was top notch. The rain shower was awesome and movie room was a big hit at night after dinner when everyone was feeling lazy. The outdoor furniture provided many hours of enjoyment both poolside and up top to watch the waves. There was more than enough seating for everyone on every level - something that cannot be said for other rentals (house last year in Hatteras gave 2 people in our party splinters and more than half the pieces were broken). Overall - I would rate this house a 10 out of 10 and I would also give major kudos to Vacasa for helping make the trip so memorable for our group!

Location, Location, Location! I love being in Avon and this house is right on the beach! I love the layout of the house and it is also right near a grocery store, restaurants, bars etc.

KUdos to the owners of The Kinnakeeter! Property is well maintained, more so than any others we have stayed in on OBX or elsewhere. Also well stocked with everything we needed. Looking forward to being back in 2024,

Very beautiful home. Has everything you need and more. We had a great vacation in this house. This is our 7th year going to OBX and this was by far the nicest house we have stayed in. Pool heat was perfect on cool days and the theatre room was a great added bonus. Love this house and will return.

I gave 5 stars, but there are a few items that future renters should note, but first here is what we loved. The house itself is very, very nice. We had a group of 12 long-time friends. Every couple got a bedroom, though one couple did draw the short straw and stay in the bunk bed room. Everyone got their own private bathroom. That's a plus. The views from the rooms all face the ocean. All but the bunk bed room and the southern most 2nd level room have unobstructed views. The top floor living/dining (and bedroom) have gorgeous, wide-open views of the ocean. The top floor kitchen is huge with two fridges and two dishwashers - VERY CONVENIENT for a large group. The downstairs (billiards room) kitchen has a fridge and icemaker. That was also very convenient. The pool table is nice and solid. The theater room was very nice as we watch several movies at night and really enjoyed having that feature. The house is on the beach. There is plenty of parking for at least 6 cars. The elevator (read the directions carefully) was great for loading and unloading. The tinting on the windows, especially on the 3rd floor was great. The upstairs stayed cool, even in direct sun all the time. The hot tub was a welcome addition. The downsides... The grounds no longer match the pictures. Obviously storms have pushed large amounts sand into the front area nearly obliterating the volleyball court. The pool area gets a lot of sand in it and had not been cleaned prior to our arrival. There was sand on the steps and bottom of the pool, along with around the pool deck and walkways. A large dune (probably for flood protection) is up next to the back of the pool area and must be climbed to access the beach. The pool "tiki bar" area was just okay. We didn't spend very much time at or in the pool as the sand and layout just wasn't as convenient as taking our chairs to the beach. The house could use a deep cleaning. It wasn't dirty overall and the cleaners do a very good job for such a small crew, but talking to them we found out that a lot of the crews were let go when Vacasa took over and they are working with small crews that have to clean multiple large houses. They are overwhelmed. The floors and food surfaces were clean. The beds and linens were clean, along with the bathrooms. The fans and light fixtures could use a good dusting and several light bulbs were burned out. A users manual would be nice for the TV/Surround Sound System in the 3rd floor living room and for the 1st floor theater. On the very first night one of the bedroom smoke detectors started chirping due to a low battery. Vacasa addressed this immediately after we called the next morning. We appreciated the quick response. Vacasa told us that the house does not have a grill, so we rented one. It does. We found it on the 3rd floor, outside of the top floor bedroom. Overall, I gave it 5 stars because that was how we felt our overall experience was. I just wanted to point out the small things to both temper a future renter's expectations and to alert Vacasa to some minor items that need addressing. Great property and we'd stay there again. Thanks.

The house is at a prime location, step out to the beach or pool, and within sight of the Avon pier! Beautifully maintained with a well stocked kitchen. Elevator was so helpful

Had a great time watching the wildlife, fishing, kayaking, and short drives to the many beach areas. Grocery store just a short drive away made it super easy for food.
